Our Building Process

Go Over Budget

The initial meeting will be an in-depth discussion about your budget. Your budget will determine aspects of your home such as location and square footage. In this introductory meeting, the client and C.N. Romack will explore financial options like construction loans and agree on a range the project will cost.

Give Preliminary Numbers of Project Cost

After the initial budget meeting, C.N. Romack will present the client with preliminary numbers for the new construction project. The client and C.N. Romack will discuss how the budget will be spent and determine a realistic number for the cost of the project.

Work with Customer and Architect on Design Wants and Needs

Once the budget has been decided, C.N. Romack will bring in an architect. The client will speak with the architect to discuss their wants and needs for their new home. In this meeting, we will discuss floor plans, room locations, and other major aspects of the home build.

This series of meetings will help further define the budget and help all parties understand the vision for your new home.

After discussing your wants and needs, the architect designs your home. In a separate meeting, drawings are presented to you and discussed. At C.N. Romack, we believe in keeping the client involved in every major decision. Any necessary home improvements are made to the drawings before moving on to the next step.

Submit for Permit, Submit All Required Paperwork and Work With Local Municipalities

After the drawings are approved, C.N. Romack works with the client to submit all necessary paperwork to acquire construction permits. At C.N. Romack, we understand local building codes so you don’t have to.

Start Project Construction

Once all permits have been approved, we can start to build a house. Construction starts with a pre-construction walkthrough of the lot.

Schedule Pre-Construction Walkthrough with Clients

In the pre-construction walkthrough, C.N. Romack, and the client will walk the property and determine what pre-existing shrubs and trees the client wants to keep. C.N. Romack will also show the client where features of the home will be located during the walkthrough to help the client visualize their new home.

Walk Through At Truss Set

C.N. Romack will schedule another walkthrough with the client once the trusses have been installed. The truss setting will provide the client with a basic structure of the house enabling the client to see what the home will look like, where the roof, walls, and everything else goes. This walkthrough allows you to get a better idea of the square footage of the house.

Walk Through at Rough-In

The next step in our custom home build will be the rough-in. This is the stage of the construction process when various mechanical, electrical, and plumbing lines are brought in. C.N. Romack schedules a walkthrough during this stage to help the client understand where all the wiring, the plumbing, and the light fixtures will go.

Walk Through at Drywall

With the structure of the house and the rough-in complete, the drywall stage begins. C.N. Romack schedules a walkthrough with the client to show the progress of the house.

Walk Through at Paint

Next, we begin the painting process for the entire house. In this step, the client can really get a feel for how the house will look when completed. The client will approve the wall texture and paint colors.

Walk Through at Cabinet Set

C.N. Romack will begin installing all the cabinets and other similar permanent fixtures in the client’s house. We schedule a walkthrough with the client during this process to show the progress of the home.

Final Walk-Through

With the cabinet installation and other similar permanent fixtures done, the construction process is complete. C.N. Romack refines everything in the house and schedules a final walkthrough.

Turn Keys Over to Client

The last and most crucial step of the new construction process, handing over the keys.
